Current situation: father remarried to a new wife with 2 children

Pwede po ba ilipat ng tatay ang titulo ng lupa sa pangalan ng 2 anak sa bago nyang asawa?

Pwede pero yung share nya lang ang maaaring mailipat. Mas maigi kung kayo ng mga kapatid mo sa unang pagsasama ng iyong magulang ay maghabla ng "Settlement of the Intestate Estate of Mother (your mother)" upang maipamahagi na ang mga naiwang ari-arian ng iyong yumaong ina.

Sir/Ma'am, paano po kung may agreement sa mga magkakapatid sa unang asawa (na patay na) na hindi na magkakaroon pa ng interes sa lupa dahil nakuha na nila ang mga mana nila (lupa)? Kung ito po bang agreement na to ay ipapaSPA, may habol pa po ba sila?
