Homehello.. khit ba hindi pa nairegister sa bir yung notarized document(deed of donation and deed of sale)and in case namatay na yung owner valid pa ba yun?

ang alam ko sa deed of donation or deed of sale ay unang pina-annotate sa Registry of Deeds para hindi na pwd ibenta pa sa iba at icancel ung bilihan. Kung late ka mang magbayad ng donation tax o capital gains tax at documentary stamp tax ay hindi na pwd ma-cancel ung bilihan. Opinyon ko lang ito, hindi ko alam kung ito ay batas.
