Hello.

May I ask if there will be an issue for the land title if the owner(My dad) has passed away. The issue here is we do not have enough money to request for the transfer(too expensive to transfer a property name).

May I also know if the land title failed to transfer is it true that government will own it? Thank you.

pagipunan mo nalang yung fee para sa transfer, wag kayo mag-alala kasi kayo naman ang rightful owner. hindi makukuha yung pagaari nyo ng ganun lang. may kamahalan nga talaga pagpapalipat may tax pa nga e. kayod at tipid lang muna.

It's common Filipinos even have titles in GRANDparents name many years later.
But the more hiers of the origin title, the biger risk someone will mess up Smile and try to grab more than they have right too... Sad

The officials CAN take properties though, IF the PROPERTY tax isn't paid longer time. (But that's uncommon, at least rural, I guess because mostly they prefer to keep the CHANCE to get some property tax Laughing than no one use it.

Kapag pinatagal mo ang pagtransfer ng title mas lalaki ang inheretant tax nyan, tapos nagkataon pang biglang tumaas ang zonarvalue ng lupa halimbawa na declare sya as torist spot. Kung hindi naman titipakin ang lupa dahil wala namng maghahati sa mana, di na kailangn magpageoditic, kailangan mo lang ng declaration of heirship tapos tax..
