Law states that a lessee is not allowed to sublease without prior consent from the lessor (for residential units). Is this also true for commercial units?

Also will subleasing apply to selling a product which you are not registered to sell? e.g. You are renting a commercial space to sell hamburgers. Then you sell dunkin' donuts taken from a franchisee. (without the consent of the company Dunkin Donuts) Is this in effect the same as subleasing?
