Dear Sir or Madam,

Good afternoon. I write to you
to ask about the SPA we issued
because we both a house and lot
to Filinvest and we would like
to cancel the SPA that we issued
is there any posiblility to cancel it
and appoint new one. Because as per
the agent where we both this house he said
that the SPA is irrebocable and only once
we can appoint. I hope you could
help me in this matter and wating
to your answer.

SPA can only be made irrevocalbe if a bilateral contract depends upon it, or if it is the means of fulfilling an obligation already contracted. So, if your intention in executing the SPA is merely to appoint the Agent to sell your house and lot then you can revoke the said SPA by executing a document/instrument to that effect, and by directing the agent to return to you the SPA.
