Hi Atty. i have acquired a lot tru hdmf (pag ibig) loan assumption balance. i paid the owner also with the amount as agreed. Now, i would want the title be transferred to me.

The lot title was named for the spouse (both husband and wife). but they were separated about 6-7years ago in which, the husband abandoned his family without any financial support (per wife).

Now, is there any chance that i could have the title be transferred to me in case the husband rejects to sign the deed of sale?

Is there any other way in which i could execute in order for me to have the title transferred without the husbands signature? what are the possible legal ways i could have?

Additional info, its been 11 years already since i started using the lot for my residence.

Title is still under the name of the spouses.

I purchased/assumed the balance in good faith.

Is there any other legal way on how can i have the title be transferred to me without the husband signing the deed of sale?

yes if wife files case to have her declared as sole administrator of property so she can sign by herself
