Arresto Menor

My buyer-friend bought a car, through installment basis, from seller A and a contract to sell was executed. Last Aug. 15, 2011, my friend has already paid in full the purchase price. However, the seller doesn't like to execute the deed of sale. My question is:

After we have issued the demand letter for him to execute the deed of sale in order to transfer the ownership of the car, and still the seller refuses, what case can my friend file against him (seller)?

Thanks and more power!

the remedy is to file a complaint in court for affirmation of sale or specific performance to compel the seller to issue a deed of sale.
