Hello, we are thinking of buying 600 square meters of the lot adjacent to our house (in Davao del Sur), but the 600 sq. meters is just part of a Parcel total 1000 sq. meters under a singlt TCT. How do we split the TCT into separate parcels so our purchase would be recorded as just the 600 sq. meter portion, would we or the seller have to void the old TCT, create a new TCT separating that portion of the original while also creating one for the remaining 400 sq. meters?

Let the seller partition first the mother title (1 hec.) to 600 and 400 sq. meters and have it registered individually to have a respective TCT.
