Good Pm Sir I would like to ask for an advice regarding our tenant. May nagrent po sa amin and matagal na po sila and laging delay and payment nila.Wala na po silang contract of lease and they refused to sign.Mahirap po silang kausap and sila pa po ang matapang. Ang dami po nila reklmamo sa house dahil medyo luma na yun. And we really want to renovate it. pano po ang rules na dapat sundin..tnx in advance...

send a letter demanding that they pay arrears and leave within 5 days. then file a complaint at the bgy. after that you can file an ejectment complaint at the mtc. cost depends on which lawyer you retain.
