Me and my 4 siblings inherited a house and property from our deceased parents in Laoag City currently occupied by my niece and her family. Me and my siblings are all currently living abroad and we let my niece and her family stay because nobody's going to stay there while we are away, anyway. Ever since, we didn't ask for rental payment from them since they are part of the family. We even let them pay for the property taxes since we are not available to do all the transactions involved in property taxes, etc.
We would now like to do some improvements and renovations to the property and verbally asked them to vacate, but they refused.
What are our options? What are the steps in filing an eviction process in the Philippines?
One of my siblings is the father of my niece and he may not sign the eviction notice.
Advice is highly appreciated.
