Filia is correct. Let me add a bit more.
What you and your seller can do are the following:
1. Have the whole area surveyed by a geodetic engineer. Ask around, it's best if you can do that as soon as you can to avoid inconvenience in the future. (Ask the seller that expenses shall be deducted from your payment).
2. When the geodetic has finished his/her survey, he/she will produce technical descriptions which will be used to produce individual titles. What you want is a title that will have the exact area and location you're buying.
3. These technical descriptions will be entered with the title to the Registry of Deeds where the titles will be produced.
4. When the titles are out, get a tax declaration.
5. What you want is to protect yourself at all times. You may be dealing with a good seller, but you're not dealing with all of them, and sometimes circumstances change. When the title and tax dec (yours) is out, get your Deed of Absolute Sale ready.

At huwag naman sana pero kung worse comes to worst at wala akong choice kundi mag-file ng case for reimbursement and damages, what if wala na ung seller? Like what if this happens 20 years later at deceased na siya? Sino ang hahabulin pag ganoon?
Kamakailan lang nag-uusap kami sa pagpapa-survey nung area na binibili ko from him at ang advice niya eh gawin ko na lang daw iyon kapag meron ng absolute deed of sale para malinaw ang lahat. Pero ngayong nalaman kong halos wala naman palang bisa ang lahat unless may titulo akong mahahawakan, I'm not sure kung dapat ba akong maging apurahan sa pagpapa-survey.
Clarify ko lang din na we're in good terms nung seller and I truly believe hindi siya iyong gagawa ng masama. Pero kahit siya aminado na mahirap ang usaping lupa lalo na kapag ung generation na ng mga anak nila at mga anak ng kapatid niya (na magmamamana ng mga lupa nila) ang namamayagpag. Kaya gusto ko talaga itong ma-settle ngayon pa lang.
