need advice regarding boarding house renter

Hi, I would like to take some advice regarding to my problem in my boarding house in Davao City. I have a wise renter who made her own written contract with us for 6 months. Now the problem is we would like to evict her because of her dominating and bad attitude and she cause many trouble. What would be my action to evict my renter? I need advice thanks.

as per legal,
me right sya na tapusin yong 6 months contract.
pero,
in exercising his rights, he should be just to all concerns,
pwede nyo dalhin sa baranggay, complain nyo mga wrong doings nya.
sama kayo mga other renter, that are affected by the behaviour.

baka magbago yan, pag nalamang me issue sa kanya ang mga neighbors nya..

Sa ngayon wla na po siyang neighbors nag si alisan na dahil sakanya. halos 3 beses na nga nag away sa baranggay wla parin dahil wais sya at sadyang mabagal tlga sa baranggay. Sa ngayon hindi na kami mka tanggap ng renter dahil sa ginawa nya. Room lang nirentahan nya pero kung umasta xa parang whole bahay na ung rights nya. Mismo may ari ayaw papasukin dahil privacy daw (all girls kasi). Is there any violation, kung may ginawa sya sa bahay like puting padlock house(not in her room), putting packing tape on electrical switch, or any damages in house? What are the possible action to evict her within less than 6 months of her contract? We would like also to take over the house and gawing comercial building nlng.

ay babae pala,
tama sya kung room nya yon, pero pwede kayo pumasok, with her consent.
u are the owner, and u know if what she have done is damage/damaging, or an improvement..

contract,
if pumirma kayo, contract ninyo yon, hindi sa kanya lang..
kung wala kayong pirma, di valid yon,, pwede nyo paalisin anytime..

April po sya nag start at october pa ma xpire contract. Siya gumawa ng contract at na signed na both parties but without notary. Now gusto pumasok ng papa ko kasi may aayusin sa likoran (renovation) pero ayaw papasukin (mataray) kahit sa hallway lng (room lng ni rent nya). Napansin din ng papa ko na nagka damage sa bahay dahil sa mga ginagawa nya.

pwede nyo sya pagbayarin...

sa mga small amount contracts, valid yan kahit walang notaryo..
basta merong sign both parties at meron witness(signed).
yong room nya lang meron sya right, all other areas, wala..
except sa right of way, windows ng room nya, yon kasama yon..

kung di madaan sa magandang usapan,
ngayon palang sabihan nyo nang maghanap ng lilipatan, at di na sya pwede mag-extend..

ang mga ganyang sigalot, hanggang barangay lang yan eh.. so konting tiis na lang

1st time po kasi namin mag boarding house kaya d namin alam pano mag evict. Kung sasabihan nmn namin xa na humanap na ng malilipatan, matigas po ulo nya pag pinipilit un 6 month contract nya. Gsto na nga namin itake over un bahay dahil gagawin nalang comercial.

u need to honor ur 6 months contract.
kahit kayo ang owner, wait kayo matapos ang contract bago nyo gawing commercial,,
if room lang naman rent nya , pwede nyo convert yong ibang area, ewan kung di pa umalis yan..
