Buying a property (Doubt with the Developer)

Hello PLO people. would like to ask a question regarding a property that we are buying. here is the scenario, we are buying a 250sqm land from a person (Seller A). upon checking on the RD, the title is clean and free of any liens. however a friend told me to back track the title to check the previous transaction of Seller A and the previous owner (developer) the reason for that is the title has been transferred only few months ago, upon checking there were annotations like mortgage, deed of assignment and an SPA to the signatory of the developer.

all annotations has been canceled already though but we are afraid that there might be another deed of sale that was given to other person. the developer has the background of doing such.

if ever we buy the land from Seller A, and someone will show a deed of sale prior to the sale of the Developer and Seller A. is the sale from seller A to us will be affected? Take note, the titles name is under SELLERS A's name already.
