Hi, I would like to seek advise on a property that we wanted to buy. The original owner died years ago his wife is the one who sells it to us. But just recently we found out that the title was not yet transfer to the seller. Is it legal? She doesn't want to transfer the title to her since the cost is very high. What should we do she is selling the property in a cheap prize that's why we are interested. Please help. Thank you so much

is it titled at the register of deeds? what proof of ownership does she have?

in the end you will pay twice for capital gains tax, transfer fees and inheritance tax if you continue with the transaction.
