bumili po kami ng lupa sa isang subdivision, natapos na namin itong bayaran pero certificate of full payment lang po ang ibinigay sa amin at hnde pa notarized. ngrerequest po ako ng deed of sale pro sabi nila eh naeexpire daw un. kumuha na lamang daw po ako ng deed of sale pag magpapatitulo na ako. tama po ba at legal un?salamat!

hindi nag eexpire ang deed of sale.malamang may problema kaya ganun ang sagot nila.normally,nakasanla sa banko kaya hindi agad mabigay ang title after ng full payment.

pinagbabayad po kase kami ng 10percent ng buong halaga ng lupa para sa pagpapatitulo eh wala pa kaming budget kaya sana ay deed of sale muna ang irerequest namin kaso nga pag magpapatitulo na daw kami magrequest ng deed of sale.tnx.

pinagkakakitaan kasi nila ang pagpapatitulo. mas makatipid ka kapag ikaw ang nagpatitulo or kukuha ka ng iba na mag process nun.

yun po ang first plan nmn, kami na lang ang magpapatitulo kaso ang sabi nila eh hinde dw nila inilalabas ang mga papeles ng subdivision. sila daw po mismo ang nagaasikaso kase mas tumatagal daw at sa huli eh ibabalik din sa kanila. at may idinadagdag daw na bayad sa kanila.

palusot lang nila yun.kung may idinadagdag e di singilin nila yung client pra dun sa ipinadagdag.ang sinasabi nila siguro is yung interes kapag hindi nabayaran within 30 days at 60 days yung mga taxes, kaya may dagdag na yung babayaran. ganun tlaga mga developer,may kita pa kasi sila dun.hingi ka ng breakdown ng expenses ng service nila,tpos magpa compute mo sa iba kung magkano magastos kung kayo maglakad, then compare mo difference.
