Arresto Menor

I sold a parcel of land and boundaries had not yet been established. The vendee constructed a house on the parcel of land without me (vendor) knowing it and at that time the time of construction the land has not yet been fully paid. Upon survey of the lot it was found out that part of the house belonged to the adjacent lot. What will be my obligation as vendor to the vendee and the owner of the adjacent lot?
