Land Titling

Hi,

How to process land titling? napajudicial na namin po yung lupa namin but the court said"... to submit evidencein support of such claim and unless you appear at the sai Court at the time and place aforesaid, your default will be recorded and teh title to the land will be adjudicated and determined in accordance with law and the evidence before the Court and therafter you will forever be barred from contesting said application (or petition)or any decree entered thereon."

Ano po ibig sabihin yan? and di naman minention kung anong evidence yun kailangn isubmit? do we need to go back to the court to get title?

May nabili po akong lupa na wala pa pong Titulo...Ngayong taon na to ipapa titulo ko na.
ang tanong ko po...Pwede ko po itong ipangalan sa titulo yung anak kong 2 years old?

hindi po kasi kami kasal ng nanay nya.

The only way for your child's name to appear in the title is to make him/her the owner. Since the child obviously has no means to to buy it from you, then you have no choice but to donate it to him/her. May naghahabol po sa lupang tinitigilan namin, sina papa ay nakatigil dito 65years na, ang Lolo ko na namayapa na na si Ruperto ay nadito na since 1945.
Pero ibang pangalan po ang nakalagay sa tax declaration namin, kapatid ng Lolo ko ang nakalagay na si Leonisa. Sila ang nagbayad since 1998 mula nang mamatay ang Lolo ko, dahil hindi nila tanggapin ang bayad namin dahil nga nakapangalan kay Leonisa. Ang pinagtataka namin e paano nalagay sa pangalan ni Leonisa e nasa pangalan ni Ruperto ang loteng ito. Bukod tanging tax declaration lang ang wala sa pangalan nya. Ni ayaw kaming bigyan sa assessor's office ng copy ng tax dec w/c is a public document, at lalo na't kami ang nakatigil dito. Ngayon po, magpapatitulo kami, pero kailangan ang tax declaration. May lumang tax dec kami sa katanuyan na si Ruperto ang nagbabayad ng buwis ng lupa. Kahapon, hindi tinanggap ang papel namin sa PENRO dahil sa tax declaration. Ano po ba ang dapat naming gawin?

Talk to Leonisa about this first. Try to find out what happened. If Penro won't accept your application you will have to hire a lawyer and file a petition in court
