Advice naman po. Di po ako rehistradong contructor at di rin po ako engineer. Ngayon po ay may nagpagawa po sa akin ng bahay, may mga tao ako na sinuwelduhan ko para tulungan ako. Ginawaan ko po ngayon ng bahay ang cliente ko, may building permit po ang bahay na ito. Tapos, yung ginawaan ko ng bahay ay binenta po ito, may mga problema na lumitaw sa bahay after 2 years. Yung nakabili ng bahay sa cliente ko eh gustong ipaayos nya sa akin ang bahay nya ng libre kasi ako daw ang gumawa nun... kung di ko daw gagawin eh kakasuhan nya ako. Ano po ang dapat kong gawin???

Hello po,

Ang kasunduan mo ay sa client mo, hindi sa taong nakabili after 2 years. Even contractors' warranty is one year after the house is turned over.

However let that be a lesson to us all. You need to be a licensed engineer to build houses and to sign the building plans to get the occupancy permit. If your client sued you, my answer would be different.
