Need Notary when signing rental of commercial business?

I have a copy of a commercial business contract that was created by a Philippine Lawyer. I live in the US so I'm not sure what the rules are for the Philippines.

Will I need to have the contract notarized in order for it to be binding?

Or can the two parties just sign the contract in order for it to become binding:?:

The Philippines like to notarize things Smile
so I BELIEVE it's like this:
Yes you have to notarice it the be valid for THIRD party
and make it easier to prove if you get disagreement with the other party
but I believe it's valid with the other party unnotarized too.
