My Grandparents are having a handwritten sale on the lot that they were residing since 1940's, but they did not bother getting a title for the lot. Both my grandparents passed away... ... four years ago.. a Filipino-Chinese owning a Dept Store expanded and evicted my brother who was residing in my grandparents house, also demolished the house with the aid of sheriff ... they were claiming that my grandparents lot was included in their title...
My Question is, do we have a legal right to claim back my grandparents lot with the piece of paper?

The Contract of sale is Legally binding between the contracting Parties granting the parties are all of legal age during the execution of the contract. However to be binding against third persons the Sale must be registered. Absent such registration would not bind third parties (such as Chinese owning department stores). hence, hindi nyo na mababawi yun, at wala rin kayong laban if you wish to fie a case in court.
