deed of sale or extrajudicial settlement with deed of absolute sale

hi po atty. help naman po lalong gumulo bentahan ng property namin. nagpagawa po ka kami ng extrajudicial settlement with deed of absolute sale pero ayaw po pirmahan ng buyer nmin kc sabi po ng ahente nya na pinagkkatiwalaan nya di daw po nila kelangan ung extrajudicial nmin. Deed of sale lang daw po na nakalagay na pinamana ang property sa amin yun daw po sabi ng kakilala nila sa register of deeds. ihiwalay daw po ung extrajudicial settlement sa deed of sale, di daw po pinagsasama un sa isang document.
- pwde po ba na gumawa kami ng extrajudicial settlement of estate kasama lahat ng properties n ibebenta lang nmin? or pati po ung di namin ibebenta.
- pwde po ba kami magpagawa ng deed of sale lang or magbenta habang ongoing ung process ng extrajudicial settlement namin?
- totoo po ba na magfile po kami ng bond para sa lahat ng properties namin na naka hold ng 2 years po bago kami bigyan ng new title?
- sa extrajudicial settlement with deed of absolute sale, dapat din po ba mag file ng bond?

it can be separate, but i would do it combined to save on effort. the taxes payable are still the same

thank you po uli atty. pwde din po na one property muna po ang ilagay namin sa extrajudicial settlement of estate? other properties po kc di pa po napagkakasunduan ng pamilya.
