What are the steps I need to take to put the new real estates I buy under my children's name. What are the taxes I need to pay? Do I have to pay donor's tax? Is there a way to minimize tax using the tax exempt "Encumbrances on the property donated if assumed by the donee in the deed of donation" by having my children buy the lot from me and paying by instalments?
