Dear Sir,

I would like to inquire if it is legal for the lessor to charge a 200%
mark up on the per KWH rate for a commercial space? Based on Meralco's
JULY rates, the KWH rate is only 5.29 pesos while our lessor in Pasig
Ortigas is charging us 14.9 pesos. I refuse to pay for this.

The Lessor has been giving us very bad service and we would like to move out.
However, we have remaining PDC's for Sept 1 - October 1 plus 2 mos
advance and 2mos security deposit.

They say I cannot get these back. However, we did not sign an contract
yet. Only a reservation form.

Please do help us.

the reservation plus the giving of checks indicates that there was a lease agreement. without any other clauses, it is covered by the general provisions of law. i would argue that your lease is month to month. but check what is written on the reservation form.
