Legal difference between leasing advance and deposits?

Gusto ko lang po ma-confirm in Phil terms kung ano ba talaga ang difference ng advance and deposits? Nag-rent po kasi kami ng apartment last February, and ang agreement eh 1 month advance and 2 months deposit. Sa pagkakaalam ko eh yung 1 month advance ang magbabayad agad ng rent namin for February and yung 2 months deposit eh security deposit yun ng may-ari (kung sakali nga namang di kami magbayad and takbuhan namin sha)

Pero nagulat ako na nung end ng February eh sinisingil kami ng upa. Akala ko eh singil for the next month, March, pero sabi ng may-ari eh for Feb yung sinisingil nya, and sabi nya, yung 1 month advance eh security deposit yun. Ano po ba talaga?

is there a written contract? is this turning out that there is now 3 months deposit?
