Hi po. Consult ko lang po kung anong dapat kong gawin. May binili po kase yung tatay ko na 3 lupa na iisa ang may ari. Valid po ba yung sale kapag nauna yung deed of absolute sale bago yung special power of attorney? Agent lang po kase yung nagtinda.

No, the deed of sale should be executed by the authorized agent, and that authority would be provided by the special power of attorney.
