Good Day po!

I would like to seek help on this matter.

(1) Nagpaayos po kmi ng bahay kasi its been 20 years; Kaso we are not informed in the policy na mayroon ang HOA (HomeOwners Assoc.) regarding sa CONSTRUCTION BOND. There is no proper info dissemination at all.

(2) Mga pinaayos namin;
- Roofing: Hindi po kasi nakabubong lahat kaya nauulanan at nagkatulo sa slab.
- Painting Both Interior and Exterior; Pinahilamos nmin ang mukha ng bahay nmin kasi hindi pinturado ang labas; at luma n pintura sa loob.
- Walling: May inilagay n additional walls sa bahay para may kanya kanyang kwarto kming mgkkpatid.
- Tile Works; Nasira ung red cement sa loob ng bahay kaya we decided na ipatiles pangmatagalan.

(3) After 3 months of working; bigla kaming sinita regarding sa CONSTRUCTION BOND; Kumuha raw muna kami ng Construction Permit. Nakita raw samin dahil may construction sa tabi nmin na nasita.

(4) The problem is;
Construction Bond within the Village is worth 200,000.00 (Thats too big amount) and yet only 40,000.00 is the refundable.

Note: Separate Fees pa sa Barangay at Cityhall.

(5) May nalaman lang din po ako.
Last 2015; 30,000 palang raw
Last 2016; increased up to 100,000+
Last Year, 2017 up to 2018; increased to 200,000.00

(6) What is the basis of increase?
(7) Kailan po ba naming magbayad? (Sabi nila kailngan para hndi kmi kasuhan)
(Cool Ano po gagawin nmin?


By the way, ang presidente ng HOA is also an officer sa Brgy at may QC City Administrator pong kaibigan na maraming nailatag n project sa village. Sya rin po ay sinasabihang Land Grabber dahil sa pagpapatag at pagapapatayo ng manukan sa loob ng subdivision sa mga loteng hindi kanya. At hinrangan pati ang Alley sa village.

Gusto ko pong humingi ng tulong regarding sa matterna ito. .

check first if the HOA is registered with the HLURB. Bonds are supposed to cover only whatever damage may be caused and should be returned in full if no damage was done. you can also file a complaint at the HLURB regarding the bond if it is excessive. You may continue to construct if you have a valid construction permit
