makapagtanong lang po. meron po ba pananagutan ang abogado na nagnotaryo ng deed of sale kung ang naturang lupa eh meron pang kulang na papeles or kung ang lupang binebenta ay walang updated ang pagbabayad ng taunang buwis (tax declaration)

with no other facts, the answer is no, the notary is not liable because his role is to ensure that the parties are voluntarily executing the sale. He may look into the contract but only to see if the contract is illegal per se. he does not have to look into the validity of the supporting documents.

it is the buyer's responsibility to look out for himself.
