good day po gusto ko lang po itanong kung sino po ang legal na tagapagmana ng lupa na naiwan ng namatay ko na nanay. nagiisa lang po ako na anak nya at meron po ako stepfather pero hindi po sila kasal. kaso ang problema po nasa stepfather ko yung land title pero under pa po cia sa name ng mother ko nung dalaga pa cia. itatanong ko po sana kung may karapatan po ba n basta basta na lang itransfer ng stepfather ko under his name??at sino po ang legal na dapat magmana nun...salamat po

is your father still alive? was he married to your mother? if not, then only you should inherit.

yung real father ko buhay pa pero po 28 yrs npo cla hiwalay at hindi po namin alam kung nasan n cia...ang problema ko po kasi nasa stepfather ko po yung title ng lupa pero hindi po cla kasal ng mother ko....pwede po ba na itransfer ng stepfather ko sa pangalan nia yung title ng hindi ko alam????at kung sakali po ba pwede po ba ako maghabol kung sakali n mapalipat nia sa pangalan nia yun???salamat po

moderator

you will have to demand your 'stepfather' to produce the title through a letter. you should also settle the estate of your mother.

i don't know what scheme he may try to transfer the property, but if he does you can file a case for reversion back to you.
