Arresto Menor

The lessor is looking to deduct on my 2months deposit the cost of repainting once i moved out. My issue is, it was stated on the signed contract. She says that its part of the damages i would have to pay. Am i correct that repainting it due to wear and tear or "hindi na malinis" part of the "damages" defined?
