i tend to agree with this legal department. legal separation did not remove the marital bond, and note the law allows for you to reconcile and the decree will be dissolved.
the remedy is to produce the decree when you are selling it to show that you are authorized to transact by yourself.

1. Will it be against laws if the contract to sell just mention my name and I will just be the sole signatory?
2. Can the property be registered with the TCT just under my name ?
3. Will it be possible to request the developer that I will handle the registration of the property and I will try to work on it myself with RD?

2) in my opinion, no. it has to be mentioned that you are married and to whom. this is why i agree with the legal dept.
3) yes.
indeed you have the right to enjoy and dispose of it on your own, but in my opinion, it cannot be registered in your name without mentioning that you are married because it still required by law.
