Transfer of ownership dilemma

Hi po! I just need help regarding my mother's case she bought a parcel of land after she got separated from my father. To protect the property, her name in the land title is her single's name and a status of single. They are 35 yrs separated not legally actualy. My mother carries her single's last name instead her married name. The problem is now people telling me that wala akong habol sa property.. Kawawa ako, but whatI know about law that once they are married and they bought a property even after they separated is still a conjugal property. Kaya may habol ako. Tama po ba ako sa pananaw na to? If wala akong habol mom is willing to transfer my share to my name. Ang problema mas gusto ng mama ko.. to transfer 10% more than from my sister's share. Ang tanong ngayon kung ipa deed of donation ko magkakaproblema ba ako dito? as what I know that it will let others know about the deed of donation at baka maghabol pa ang sister ko. Kung deed of sale naman anong chances ko dito na di na hahabulin pa ng kapatid ko? I told my mother to give us equal share pero yun daw talaga gusto niyang gawin. At ano po ba mas madali at mura ang processing ang deed of sale o ang deed of donation? Sana po tulungan ninyo ako sa sobrang tagal ng problema ko
