good day po sa lahat gusto ko lang po sana iconsult itong problema ko

meron kasi nag bebenta ng lupa syempre ang una kong tinanong ay kung meron ba itong title sabi niya meron pero ito po ang problem

1. ang lupa na binebenta niya ay part lng ng lupa ng tatay niya na patay na ang kabuuan ng lupa ay hati ang 6 na mag kakapatid ng tatay niya at ang binebenta niya ay yung share ng tatay niya. pero wala pa itong individual title.

sabi niya sa akin wala naman mag hahabol sa part niya kasi siya ay only child lang at patay na ang kanyang tatay at nanay.

ano ang pwede kong gawin para maging legal po ang lahat?

1. ano po kelangan naka lagay sa deed of sale namin?
2. ano po ang pwede kong gawin para mag ka title yung bibilhin ko pong lot?

My suggestion is for you not to pay for anything until there are individual titles.
