What is the meaning ADJUDICATION in selling property?

Hello everyone.

Me 4 adjacent properties. Bale ang 3 sa mga ito ay for sale at gusto naming bilhin. Bale namana ito ng 3 magkakapatid sa kanilang parents na parehong patay n. Yung isang property na ibenebenta, me extra judicial. Here are some specifics:

- property 1 of child 1 - for sale (child 1 gave SPA to child 2)
- property 2 of child 2 - for sale (child 2 gave SPA to niece who is the daughter of child 3)
- property 3 of child 3
- property 4 in extra judicial - for sale

Bale sa extra judicial, nakalagay yung term na adjucate for child 2. I was looking for the SPA of child 3 papunta ki niece na anak nya. Sabi ni niece, hindi na daw kailangan kasi sa extra judicial, nakalagay daw na pinapaubaya na ki child 2 ang pag administer sa mga properties na naiwan ng kanilang mga magulang which includes the selling of those.

Adjudicate. May issue, kaso na kailangan pang iresolve. Iyan ang layman's understanding ko.
Kanino galing ang property? Malinis ba ang record sa Register of Deeds? EJS published and annotated in the Title? Bayad ang real estate tax? Capital Gains kung benta? Donor's Tax kung via Deed of Donation? Estate Tax and BIR Certificate Authorizing Recognition kung mana from a decedent.

Bawat key steps may sub steps pa. Iyan ang babantayan sa malinis na pagtransfer ng
TCT sa buyer. Broker, lawyer, Register of Deeds, BIR ang may authority.

Eto yung phrase na nakalagay sa extrajudicial settlement of estate -

WHEREAS, as pursuant to Rule 74, Sec 1 of the Revised Rules of Court of the Philippines, and being with full capacity to contract, we do hereby adjudicate unto , of legal age, American Citizen, married, residing at
, all property, real and personal, described above.

Based from the above, ang sabi, parang ipinapabahala daw sa younger sibling ang pagdedecide sa kung ano man ang gagawin sa mga properties.

Ang understanding ko kasi ng adjudicate based sa pag google ko naman, kung sino yung inadjudicate, sya yung sort of mag jujudge should there be issues in those properties in the future at hindi to decide kung ano ang gagawin like ibebenta ba or what.
