contrata ng pagkasanla

good day po Atty..

Im seeking for your advice regarding my concern. my pwesto po na isinanla sa akin nung july 30,2008 amounting to 300 thousand.ang contrata ay 1 year lang po at the same time nirerentahan nya yong pwesto monthly ng 20 thousand..lagi po syang delay sa monthly rental.pero considerate po ako na initindihin yung sitwasyon nya.dumating po ung petsa na maeexpire na ung contract pero nakiusap na magextend ng 1 year kc wala pa daw pong pera..i agreed to it pero they have to pay 60 thousand and that the monthly rental would be 15 thousand na...then just this july 30, 2010 which is the date ng expitaion ng contract ang nangyari po hindi nya parin maibigay ung pera at minsan umaabot ng 2 months delay ang monthly rental pay nya. ang ginawa nya ay mag promise to pay on this date sa ganitong amount pero hindi po nya naibibigay yung amount na pinangako nya..hinuhulugan parin ako kunti kunti..at tuloy parin ang monthly rental nya which from month of august to october hindi pa nya nababayaran..

Ano po ang magandang gagawin ko..sa totoo lang hopeless din po ako..may kasulatan po kameng contract signed by both parties..maari ba akong magdemanda..may laban po ba ako..nagtanong po muna ako sa inyo kasi gusto ko na po itong i consult sa atty..ung halagang 240 thou is not a small amount..what should i do..i hope you could help me..

what is this stall? he owns the space?? i find it unusual to own a small commercial space because they are usually leased out. as in he has a CCT covering the space? if so, who has possession of the CCT?

are there any bounced checks involved?
