Hi there,

I would like to ask for some advise. I am planning to get a house and lot thru the rent to own scheme. so that i can help my mom and siblings.

I am currently living and working in the Engalnd , i was born in malaysia but i am an american citizen since birth coz of my dad being american but my mother and half younger siblings are full filipino citizens.

I know that you cannot purchased a land in the philippines if you are a non filipino citizen. (So this was my first issue).

So i have decided to as a plan to put it on my sister's name if ever we go ahead and get a house and lot. She is only 22 years old.

I am very worried as i know there is a lot of scams going on with house and lot and me being on the other side of the world . It is very hard for me as Im currently living in the UK to deal with anything in the philippines. I wanted to get my foot in the property ladder in the philippines for my family. before i go home in december 2014. So im only relying on my sister to view the houses and speak to various property brokers.I myself talk to them via phone calls.

We have discuss options of payment thru either Bank or Inhouse

But as its my first time and i am clueless on how to start and how to make sure that if ever we dicided to go for it. We are legaly protected

What are the things and legal requirement that i should look out for or obtain to protect myself Legaly? from Agents,brokers,developers bank and even about the situation of using my sister as the buyer and putting it thru her name.

Hope you can advise me on this.

1. search the net if they are legitimate.
2. ask SEC for the validity of their business registration.
3. look for scams/reports regarding the status of their service.
4. trust your sister that she will not ditch you as well.

or BETTER... negotiate with the "bank". Smile yun lang, mapapamahal ka but at least, your sure na legitimate yung housing loan nila.
