Good day po! I have a situation please i need your help, i'll make the story short. Nagbayad po kame ng 2 mos advance and 1 month deposit sa isang bahay na dapat eh rerentahan namen, We all agreed with the term and conditions verbally including the sub meter where they will charge us 25 pesos per kilowatt but on the latter part we realized na masyado naman atang mahal ang sinisingil nila, parang pati kuryente nila babayaran namen. My contract signing kme dapat this thursday pero ayaw na namen dahil ng sa singil sa kuryente. Ang sbi nila ung 2 mos lng ang ibabalik nila sa amin kase ni bayad daw sa abala ung 7,500 at ung pinagpagawa nila dun sa bahay na dapat lilipatan namen. Kase po nirequest namen na ma repaint ung bahay dahil medyo madumi. At sabi pa nila nagastos na nila ung pera at babalik lng nila un pag my ng rent na dun. Ang question ko po, possible ba na 2 mos lng ang ibalik nila sa amin khit hindi naman kame tumira sa bahay at hindi rin kame pumirma ng contrata? Hindi po ba dapat ung buong 3mos advance ang ibalik nila? Appreciate ur response thank you Smile

Nag-agree na pala po kayo sa terms and conditions. Dapat po sundin lang po natin ang terms and conditions regardless na may written or walang contrata. Ang masasabi ko lang , paki-suyuan nyo lang po ng maayos at bigyan nyo sila ng nararapat na dahilan. Win-win po dapat sa inyong magkabilang panig.

Yes atty. I understand our mistake on our part pero when it comes to worst na ayaw nila ibalik ung buong pera namen ano po laban namen? Since ndi naman kame tumuloy lumipat sa place?

If you really insist on having the refund in whole, you can tell them that you did not know that it would be much of a burden to cover the cost of the electric bills. You can not tell right away how much talaga kasi wala naman kayong technical na kaalaman regarding doon sa presyo at calculasyon ng electric bills.

Pero kung ayaw talaga nila, bka pwede kayong magmeet halfway na lang, kahit bigyan nyo sila ng kahit 30-40% ng presyo ng deposit para sa pagasikaso nila at sa trouble ng pagmeet at effort sa inyo, kawawa naman sila. kasi hindi naman talaga kayo nagoccupy ng unit. Ang problema lang ay nagdadahilan silang nagastos na ang pera. hehehe

pagnagastos na, mukhang paraan nila para hindi magbalik ng bayad (siguro lang ha). Lumapit po tayo sa barangay po natin para po sa isyu na po iyan if things come to worst. basta gawin nyo po lahat ng makakaya nyo po na mairaos po ito sa magandang usapan kasi mukhang mabait naman ata sila.
