Pano ko maisasalin sa pangalan ng tatay ko ung title ng lupa?

Magandang araw,

It's bothering me for long time. Mayron po kasing mana na lupa ung tatay ko pero the problem is before po namatay ung lolo ko hindi po nasalin sa name nya ung title.Another thing po before po sya namatay naisangla ng lolo ko at ng tito yung lupa sa tao, and since that nasa tao pa yung title. Kung tutubusin po namin ung lupa sa tao, pano po namin masasalin
sa name ng father ko ung title para maging legal na owner sya. Thank you so much in advance sa magiging response nyo.

when your grandfather died, his children (and grandmother if still alive) became the co-owners of the property. so unless it was sold to your father, the property cannot be his alone.

after you retrieve the title, you will need to settle the estate of the grandfather and pay estate taxes so the title can be transferred.

what should we do Sir, if the heirs (my tito and tita) do not want to pay the obligations since they not all live in the lot. If the private person po ay gustong kunin na yung lupa wala po ba kaming magagawa? but our family is willing to pay all the obligations, is that automatic that the lot is ours?
or we should as my tito's and tita's to sign a contract of sale to us? please help me po ulit..

your best move is to negotiate with your aunts and uncles. if they are willing to forego the property in exchange for a reasonable sum, then you can execute an extrajudicial settlement in favor of your father. good luck.
