gusto ko lang po itanong kung pano ang proseso ng pagbebenta ng bahay. naisanla po kasi ng sister ko yung isang bahay na nasa pangalan ng father namin nung nabubuhay pa ang father namin. ngayon po na patay na ang father namin ay nagkasundo kami na ibenta na ng tuluyan yung property at pumayag naman yung pinagsanlaan na magdagdag na lang ng 100k para mapasakanya na yung isinanla naming property. ang problema po ay yung sister ko lang ang nakikipag-usap. pinapirma kami (mother ko at isa pa naming kapatid) ng sister ko ng deed of absolute sale last january kahit wala pa yung bayad. marami pa po silang nilalakad sa city hall para tuluyang mailipat na sa pangalan nung pinagsanlaan yung title kaya lang wala pa rin yung 100k na napagkasunduan. ang tanong ko lang po is kailan po ba dapat makuha yung bayad? ayon po sa sister ko ay wala silang napag-usapan tungkol dun. natatakot po ako na baka pag nailipat na sa pangalan nung napag-sanlaan yung title ay hindi na nito ibigay yung balanse.sa ngayon po ay may pinapipirmahan na nman sa akin ang sister ko pero hindi muna ako pumirma, kaya lang halos mag-makaawa na sa akin ang sister ko at naaawa naman ako. sana po may makasagot at makapagpaliwanag sa akin ng tamang proseso sa bentahan ng property. maraming salamat po...

The Deed of Absolute Sale is only valid after the buyer paid the monetary consideration; if Payment is only simulated, then the whole thing is Null and Void.
