Arresto Menor

I have three months left on my instalments for the lot I am purchasing from a married couple. They were relocating overseas, so we prepared and signed a Deed of Sale, and left it with a lawyer who will notarize it upon full payment.

However, the husband just recently died of heart attack. The husband is a foreigner, and the title says "wife x married to husband y".

What happens now to the prepared Deed of Sale? Can it still be notarized after the husband's death? I cannot right away take care of the transfer because I am an OFW and won't be back until June.

Should I ask the lawyer to date the notarization before the husband's death, and would this be illegal?

Humbly requesting for advice. Thank you.
