I need an expert advice on this. What steps should we follow if I want a to get a portion of lot which is owned my grandpa. Granpa is willing to give it to us for free.

The land has one Title but he wants to divide it into three. One portion will be mine. I want that portion to be legally mine too. I mean, a title under my name.

I want to know how much the expense will be?

This is complex as it covers several laws - Laws on Donations, Credit Transactions, and Laws on Wills and Succession. You need a lawyer for this just to make sure. From your statement, it posits that the donation is imminent.
