I badly needed some legal advice here. When i had my vacation in Philippines my neighboor offered me her lot for sale. The lot is not yet transferred in her name but she has the deed of sale from the previous seller. We agreed, ang gave a downpayment so she can process all the documents. But first i asked her if she still has dues / obligations to the Association she said nothing so i gave her a downpayment and we signed a purchased agreement which was duly notarized as well. Before i left MAnila the verbal agreement was she will fix all documents but later on i found out that she still owed the association that's why she can't get the subdivision plan approved by the President of the Association. Now my questions are:

1. Do i have the right to withdraw the agreement and take the downpayment back since she lied to me that everything is setlled with the association?

2. Can she sell the lot to others even we have a notarized purchased agreement?

3. If the seller failed to present a clean documents of the lot, can it be considered as grounds to terminate the purchase agreement at take the downpayment back?
