Hi, I have a friend who is not a resident here in PH. He wants to buy a Beach Lot, he has been told it is titled. What are his options to buy it, can it be bought in his name or what is his best option please? He does have a Filipina fiance. What are the pitfalls he should be aware of, he has been told that the lot does include a stretch of the beach.

If the Title is less than 5 yrs old,,,, the Owner cant sell it (this is written on the Title)...PITFALL,, putting it in a Filipino's name(then they own it,, they can sell it},,, He can LEASE IT for 50yrs or 100 yrs to protect himself.... Best Advice for him is to see a Honest Lawyer...
