My lolo and lola owned a land in Bicol. The mother title was in the name of my lolo who died several years ago. Lolo had 7 children. Only 2 are now living, 5 had died. My father and auntie ching are the living siblings.
Now we want to divide our land in Bicol. what are the steps to divide the land and how do we apply for our own land titles?
Lolo did not have any LAST WILL AND TESTAMENT and NO Extra Judicial Settlement among the siblings.

I have the same query about inherited land in this case its my husband's.

They are 5 siblings my father in law is the eldest among the five siblings. his parents doesn't have last will and testament. the land was still under the name of my in-laws mother who is already dead. Before my in-law died they verbally divided the land to each of the member of the family, the front part facing the provincial main road belonged to my in-law and the 2nd child while the back part of the lot belonged to the his 3 sisters. They all agreed to the division but did not took the time to transfer it individually. three years after my in-law died, the youngest of the siblings demanded that she will take the front lot instead of the back lot because she has intention of selling it. the other 4 siblings disagreed and still approved of the last aggreement they had when my in-law is still alive. How can my mother in law together with the other 3 siblings, be able to divide the title individually now that the youngest sibling is interested in taking over what was her husbands portion of the lot. Is it possible that they will transfer the lot individually without the consent of the erring sister?
