Arresto Menor

I am living in a house and lot owned by my parents (my mother died already while my father is still living). My father decided to give the property to me. My older sister (who is living in US and is already a US citizen) has waived her interest to the said property. Which path should we pursue "donation" or "settlement"? Which is cheaper? TIA.

Extra judicial settlement of your mother's estate. I think that's the only way if the title is under your mother's name.
