Hi! Need advice regarding Deed of Donation Mortis Causa.

My deceased mother executed the "deed' in January 2005. She died March 2009. Youngest po, ako, single, among 7 siblings. My concern is that, if I decide to sell the property kelangan ko pa ba i-transfer sa name ko yung since tinago ng isang kuya ko yung original title for his own "security" daw. The title is under my mother's maiden name, she never really got married since 2nd family po kami. Nag file na ko ng affidavit of loss with the LRA and sabi i-aannotate nila yung title with the affidavit. May buyer na po ako but since unsettled pa ang amilyar running 7 years, I have 2nd thoughts of pushing through the sale. Or, if ever hindi ko man mabenta is it possible na i-vacate ng mga kapatid ko yung bahay? Is the house and lot technically mine? Can I execute eviction from the property? The reasons are personal and may be offensive to others but life has been so unfair when my mom was still alive. Need advice. Thanks!
