Nagdecide ang aming magulang na i-donate sa aming tatlong magkakapatid ang bahay na nabili nila.. Hawak namin ang owner's duplicate copy ng TCT pero nakapangalan ito sa dating seller na binilhan nila.. hawak ng magulang ko Deed of Absolute sale (not yet notarized) ng bahay at mga resibo ng binayaran naming amilyar kada taon.. Maari po bang mai-donate sa pangalan namin ang property na ito? ano po ang mga dapat naming gawin para mailipat sa pangalan namin ang titulo ng property namin na ito? maraming salamat po

Pwede, pero dapat kompletuhin nyo muna ang documentation.

1. Ipa-notarize dapat ng magulang mo yung deed of sale, dahil hindi iho-honor ng Register of Deeds ang hindi notarized na documents. Kailangan yan para may basis yung magulang mo to claim ownership over the property, dahil hindi nya pwede idonate yan sayo kung hindi sya ang may-ari.

2. Mag-execute ng deed of donation yung magulang mo in your favor, have it notarized also, then ipa-register mo sa Register of Deeds lahat ng deeds na involved para malipat na sa pangalan mo ang property. https://www.alburovillanueva.com/land-titles-real-property-registration
