Arresto Menor

Hi. I have a friends whose borrowing 200k due to family emergency. In exchange, she pledge the income of her boarding house. I will manage and directly collect from her tenants; meaning, any collection/income of the boarding house is mine for a period of 2.5 years.

what contract can I enter as assurance that the terms will be followed? How to be protected against their threat if it happens in the future? If they wont allow me to collect, what can I do? Can I ask TCT as collateral?
