Arresto Menor

Good day to all I just want to ask about the land problem my family are currently experiencing, you see the land title of our land was transferred to another name without our knowledge and the signature of the real owner of the land which is my grandmother. The title was used by my uncle and was pawn to a friend of him,he paid the said amount but had left a very little amount in balance that can be forgiven due to the big interest he had paid, but his friend had an interest in our land and eventually took the land title and put it in his landing firm even thou the negotiation is between them.Few years after the friend of my uncle came to our house and told us to leave because he pawned our land to a bank,we never leave the land and instead remained. This year we tried to look about the status of our land in our city hall and found that our land was transferred to my uncle's friend by buying the land in the said bank that he pawned it,there are some news too that we heard that the bank was his property. My mother is already dead and my uncle had passed away last year but my grandmother is still alive, now my question are. What should be the proper action to this case of ours?Is there anything we can do to get back the title? Can we get the right to have the part of our mother on the said land even thou the mother title has been transferred?and if we do what would be our legal action? What legal actions can we do for the man who transferred our our land title?

good day and thank you...
