Good Day!

My mother bought a portion of land in the year of 1981 or 1982 with a deed of sale but no copy of title given to her by the owner and without surrendering the title to the Registry of deeds. As of the moment, we receive a feedback that the title was pawned by the adopted daughter to a pawnshop. My questions are... 1. IS IT VALID TO PAWN A TITLE (OCT) IN WHICH THERE IS THAT A PORTION OF THAT LOT (WHICH THE SAID OCT TITLE WAS COVERED) WAS ALREADY SOLD? 2. THE SAID PAWNSHOP IS WILLING TO GIVE US THE TITLE PROVIDED THAT WE PAY (40,000) IN RETURN? 3. WHAT IS THE BEST ACTION TO MAKE THIS RIGHT SO WE CAN TRANSFER THE SAID PORTION OF LOT IN MY MOTHER'S NAME? Hope to hear from you soon. Thank you and God Bless!
