meron akong nabiling agricultural land last june 2009 mula sa isang seller na meron titulo,malinis at maliwanag na napag-usapan,nabuo ang transaction thru a broker at nangyari nga ang payment sa bahay ng broker,kasama ang seller(owner),kmi ng asawa ko ay nagpirma ng deed of sale at ibinigay namn ung managers check na halaga ng lupa,mkalipas ang ilang araw ay maayos namn nakuha ng seller ang pera,habang ang deed of sale ay hawak ng broker.ayon sa napagusapan between the broker ay siya lahat mag-aayos ng papeles till marelease ang title,kaya malaki ang tiwala namin sa kanya at hindi namin nagawang mkakuha ng kopya ng deed of sale noong 2009 dahil pareho kaming umalis ng bansa,ngunit until now 2011 na at hindi parin naayos ang titulo,iilang beses naming sinubukan kontakin,kinausap ng harapan at hinihingi ang deed of sale ngunit ang sabi nya ay nawawala ang 1st page na kung saan nakasaad dun ang halaga at description,kinonfront ng asawa ko ang nasabing broker simula ng umuwi siya last may 2011 dahil gusto naming kami na lng mag-aayos ng titulo at lahat ng bayarin,ngunit palagiang sinasabi ng broker na nawala nga ang 1st page dahil nagloko ang kanyang liaison at hindi niya matandaan kung sino ang abogado.ang nasabing broker ay isang empleyado ng gobyerno sa kapitolyo..ako po ay babalik sa pinas upang ayusin ang problemang ito,anu po ang maibibigay ninyong legal advise..may paraan pa ba na maayos ito,ang seller po ay panig sa amin at handang magpatunay sa lahat ng nangyari..maraming salamat po

If the seller is still in possession of the owner's copy of the title, you can execute a new deed of sale. Bahala na kayo kung gusto ninyo (seller and buyer) na kasuhan yung broker para i-refund ang expenses ninyo and or patanggalan ng licensia.

or ask the notary who notarized the deed to issue certified true copies.
